What’s The Truth About “Cash Buyers”
Why cash doesn’t always mean smooth, and how smart sellers choose the right path
After decades of guiding sellers through rising markets, falling markets, and everything in between, one belief still causes unnecessary disappointment, the idea that a cash buyer automatically means an easier, better transaction.
Cash sounds final. Certain. Clean.
In reality, cash changes the structure of a deal, not the risk.
What matters is who the cash buyer is, how they make money, and what leverage they gain once you say yes.
Not All Cash Buyers Are the Same
There are two broad categories of institutional cash buyers, and they behave very differently. Understanding the difference can protect both your price and your peace of mind
These are the nationally known companies that advertise instant cash offers and streamlined closings. Their systems are institutional, predictable, and largely unemotional.
How their process usually works:
- An initial estimated offer is generated online
- Your real estate agent can complete the process on your behalf
- A preliminary offer is issued
- A formal inspection follows
- The offer is amended based on repair costs and resale margins
These companies are not buying homes to live in. They are buying inventory. Every adjustment is driven by spreadsheets, not sentiment.
In addition to repair deductions and market risk, these buyers typically charge a handling or service fee, which can be as high as 5 percent.
Type Two: Local and Regional Investment Groups
These are statewide or citywide investment groups advertising cash offers with no fees, no agents, and no open houses.
They are flippers. Their offers factor in acquisition, rehab, carrying costs, risk, and resale expenses.
They typically offer 75 to 80 percent of ARV, meaning After Repair Value.
This can be a reasonable option for homes in disrepair, as long as sellers understand they are accepting a significant discount in exchange for speed and convenience.
The In Between Strategy
Sometimes the smartest option is neither retail nor wholesale.
An in between strategy uses aggressive marketing, paid social media exposure, and a one day open house to create urgency and competition.
This approach often results in a sale price between investor cash offers and full retail value.
The Bigger Truth About Cash
- Cash is not good or bad.
- Cash is not safe or risky.
- Cash is simply a tool.
The smartest sellers understand the tradeoffs before choosing.
